If you’re rendering a rather project, and it’s taking horrendously longer than you think it should, have a look at the opacity slider for each video track. If any of them have been accidentally set to anything less than 100%, Vegas has to render all visible areas the relevant tracks — regardless of whether or not you’ve made any other changes.
